Custom homes
Your lot. Your plans. One team from first sketch to keys.
If you already own land in inner-loop Houston, or you are about to buy, we can build a home that is yours from the first line. We coordinate the design, the selections and every trade, and we keep you informed at every step.

Not sure about a lot? Send us the address and we will tell you what we would look at first.
- The flood zone on FEMA maps, and the City of Houston floodplain rules that apply
- Deed restrictions and any historic district guidelines
- A current survey showing easements and setbacks
- Water, sewer, gas and electric connections, and what they cost to bring in
- Mature trees you would like to keep
- A soil report before final foundation design
04Questions
Building on your own lot
Short answers to what people ask us most.
Can you build on a lot I already own?
Yes. We start by reviewing the lot: the survey, deed restrictions, flood zone, utilities and trees. That review tells us what can be built and what it is likely to involve before any design money is spent.
Can I use my own architect?
Yes. We are glad to work with your architect, or to help you find one. Either way, we review the drawings against the site and the budget as they develop.
Can you help me decide whether to buy a lot?
Yes. Send us the address before you commit. We will look at the flood zone, restrictions, utilities and anything else that could affect what you can build or what it might cost.
Can I change things during construction?
Some changes are possible once construction starts. We price every change in writing before any work is done, so nothing comes as a surprise. Changes are easiest and least expensive during design.
Tell us about your lot
Send us the address or the neighborhood. We will tell you what we would look at first and what a home there could be.
