Building with us
Where do you build?
We build in inner-loop and near-north Houston, starting in The Heights, and also in Timbergrove and Lazybrook, Oak Forest and Montrose. If your lot is somewhere else nearby, ask us. If it is a good fit we will say so, and if it is not, we will tell you that too.
Do you build homes for sale, or only custom homes?
Both. Our first home in The Heights is being designed now and will be for sale. We also build custom homes on lots our clients already own.
Who will I actually deal with?
Temi and Keri. We are a husband-and-wife company, and we stay personally involved in every home, from the first conversation to the walkthrough and beyond.
Can I visit a home you are building?
Yes. Once construction starts on our Heights home, we will host private walk-throughs. Register your interest on the home's page and we will invite you.
Do you work with realtors?
Yes. Realtors are welcome to bring buyers to our homes. Contact us to arrange a showing or to request plans and specifications.
Custom homes on your lot
Can you build on a lot I already own?
Yes. We start by reviewing the lot: the survey, deed restrictions, flood zone, utilities and trees. That review tells us what can be built and what it is likely to involve before any design money is spent.
Can I use my own architect?
Yes. We are glad to work with your architect, or to help you find one. Either way, we review the drawings against the site and the budget as they develop.
Can you help me decide whether to buy a lot?
Yes. Send us the address before you commit. We will look at the flood zone, restrictions, utilities and anything else that could affect what you can build or what it might cost.
Can I change things during construction?
Some changes are possible once construction starts. We price every change in writing before any work is done, so nothing comes as a surprise. Changes are easiest and least expensive during design.
Cost and timing
How much does a home cost?
Every home is priced from its own plans and selections, so we do not publish a price per square foot. After the design is developed, we give you a detailed estimate, line by line, so you can see where the budget goes before construction starts.
How long does it take to build a custom home?
It depends on the size of the home, the design and permitting. As a rough guide, design and permits often take several months, and construction of a luxury home commonly takes about a year. We give you a schedule for your home once the plans are set, and we keep it updated.
Do you help with financing?
We are not a lender, but we work alongside your lender and provide the plans, estimates and schedules that construction loans usually require.
What warranty do you offer?
We explain our warranty coverage in writing before you sign any agreement, so you know exactly what is covered and for how long.
Our homes
What does "design concept" mean on your homes page?
Design concepts are plans that show the kind of homes we design and build. They are not homes for sale today, and the photos in their galleries are inspiration rather than finished Temi & Keri homes. Any concept can be adapted to your lot, or we can start from a blank page.
How do you build for the Houston climate?
We plan for heat, humidity and heavy rain from the start: a well-sealed and well-insulated envelope, high-performance windows, correctly sized and zoned air conditioning, good drainage around the home and finished floors set to the elevation each lot requires.
Can my home be ready for an elevator or for aging in place?
Yes. Wider doors, a curbless shower, a ground-floor bedroom or an elevator-ready shaft cost far less to plan in than to add later. Tell us early and we will design for it.
