It is the question we hear most, and the honest answer is that it depends. The size of the home, the design, permitting and the season all play a part. What we can do is explain the stages, what usually sets the pace in each, and what you can do to keep things moving.
Design: often several months
Design is where the most important decisions are made, and it is worth taking the time. A typical path runs from a first concept to developed plans, then to construction drawings. The pace here is mostly set by how quickly decisions are made, so the clearer your priorities are going in, the smoother it goes.
Permits
Once the drawings are complete, they go to the City of Houston for review. Lots in historic districts or with floodplain requirements can need extra steps. We plan for this time rather than hope it away.
Construction: commonly about a year for a luxury home
Foundation, framing, roofing, systems, insulation, drywall, finishes and landscaping follow one another, each checked before the next begins. Custom millwork, stone and specialty windows can have long lead times, so we order them early.
What keeps a build on track
- Making selections before construction reaches the stage that needs them
- Keeping changes to the design stage, where they cost the least
- Clear, regular communication, so questions are answered in days rather than weeks
Your schedule
Once your plans are set, we give you a schedule for your home and we keep it updated. If something changes, you hear it from us first, along with what it means and what we are doing about it.
